1. About the Service

UK Property Screener is a private, invite-only web application that helps users research UK residential properties by aggregating publicly available listing data from third-party property platforms (Rightmove, Zoopla, OnTheMarket) and supplementary public data sources (Land Registry, Police UK API, government EPC data, and others).

The Service is operated for personal, non-commercial use. It is not affiliated with, endorsed by, or officially connected to any property platform, estate agent, or government body.

2. Eligibility and Accounts

Access to the Service requires an invitation. By registering, you confirm that:

• You are at least 18 years of age
• You will keep your login credentials confidential
• You are responsible for all activity conducted under your account
• You will notify the operator immediately of any unauthorised use of your account

3. Acceptable Use

You agree to use the Service only for personal property research. You must not:

• Use the Service for commercial purposes, including reselling or redistributing scraped data
• Share your account credentials with others
• Attempt to circumvent security controls or access other users' data
• Use the Service to collect data for automated trading, bulk analysis, or market intelligence products
• Submit URLs to sites other than Rightmove, Zoopla, and OnTheMarket

4. Third-Party Data and Scraping Disclaimer

Rightmove, Zoopla, OnTheMarket and other data sources have their own Terms of Service which may prohibit automated data retrieval. By using the scraping features of this Service, you acknowledge and accept that:

• Automated retrieval of data from these platforms may be prohibited by their respective Terms of Service
• You, not the operator of this Service, assume all legal responsibility for compliance with the Terms of Service of Rightmove, Zoopla, OnTheMarket, and any other platform from which data is retrieved
• The operator of this Service accepts no liability for any claims, losses, or damages arising from your use of scraped data

Property data retrieved via this Service is sourced from publicly available listings and is not independently verified. The following data sources are used:

• Listing details: Rightmove, Zoopla, OnTheMarket
• Price paid data: HM Land Registry (Open Government Licence v3.0)
• Energy Performance Certificates: Ministry of Housing, Communities and Local Government (Open Government Licence v3.0)
• Crime data: data.police.uk (Open Government Licence v3.0)
• Noise data: DEFRA Strategic Noise Maps (Open Government Licence v3.0)
• Council tax bands: Valuation Office Agency (VOA); band rates from individual council websites
• Local price per sq ft: Housemetric
• Postcodes and geography: Postcodes.io (MIT Licence)
• Road and rail geometry: OpenStreetMap contributors via Overpass API (ODbL)

5. Data Accuracy Disclaimer

In particular:

• Listing prices, sizes, and features may not reflect the current state of a property
• Noise estimates are algorithmic approximations — commission a professional acoustic survey for accurate measurements
• Crime rates are historical aggregates and do not predict future incidents
• Council tax figures are sourced from publicly available band rates and may not apply to your specific property
• EPC ratings reflect the most recent certificate and may not reflect improvements made since
• Always instruct a qualified surveyor, solicitor, and independent financial adviser before purchasing a property

6. Intellectual Property

Property descriptions, photographs, floor plans, and other creative content retrieved from third-party platforms remain the intellectual property of those platforms and their licensors. This Service stores only factual data points (address, price, size, etc.) for personal research purposes.

7. Service Availability

The Service is provided on an "as is" and "as available" basis. We do not guarantee uninterrupted access and may suspend or terminate the Service at any time without notice. We are not liable for any loss arising from unavailability of the Service.

8. Limitation of Liability

To the maximum extent permitted by law, the operator of this Service shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or goodwill, arising out of or in connection with your use of the Service or any data obtained through it.

Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.

9. Termination

We reserve the right to suspend or terminate your account at any time if you breach these Terms. You may delete your account at any time via the Account Settings page.

10. Changes to These Terms

We may update these Terms from time to time. The "last updated" date at the top of this page reflects any changes. Continued use of the Service after changes constitutes acceptance of the updated terms.

11. Governing Law

These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
